The Boarding House
Unlike other hotels in the Catskills, The Boarding House at Seminary Hill features private apartment-style accommodations designed and renovated by local studio Homestedt following the elegant simplicity of the Shakers.
AMENITIES
Local studio Homestedt outfitted each apartment with Kilim rugs, luxury WRIGHT mattresses, and linen bed sheets. Kitchenettes feature single burner induction stovetops, a complete set of cooking pans, and service ware – everything you need for cooking simple meals. Each apartment features at least one private bathroom, many with restored vintage claw foot tubs, and all with complimentary luxury bath amenities.
Enjoy our communal cozy library, covered porch, and expansive parlor kitchen, where we serve a complimentary weekend breakfast service.
Rooms
The Boarding House comprises two historic homes: the Upper House and the Lower House. All accommodations have access to the communal amenities at the Upper House.
The Upper House and Lower House offer eight apartments, ranging from one to four bedrooms, each with a living room, kitchenette, and private bathroom(s). The Boarding House provides the ultimate experience of privacy and comfort with luxury hotel-style services and amenities.

While Seminary Hill's Boarding House is a full-service boutique hotel, it evokes the homes of our grandparents and great-grandparents, who were Callicoon farmers who welcomed boarders visiting Callicoon.
We're located in two historic homes, which have been completely renovated by local studio Homestedt, to offer you all the comforts of a traditional hotel (comfy mattresses, bath amenities, WiFi) with the charm and character of experiencing farmhouse living in Callicoon.

Yes! The Boarding House is located at 8 Hospital Road, just 0.9 miles (3-minute drive) from the cidery, where we host weekly tours and tastings, and The Tasting Room, our full-service restaurant, both located at 43 Wagner Lane.

It's a 0.2 mile (5-minute) walk to Lower Main Street, where you'll find Black Walnut, Catskill Provisions, Callicoon Wine Merchant, Callicoon Farmers' Market, Grizzly Bagels, Kitchen Table Cafe, Lee Hartwell Antiques, Spruce Home Goods, and many more local businesses.

Yes! There's a $100 pet fee, excluding tax.
When bringing your pet to The Tasting Room, note that pets are only permitted outdoors on the patio following New York State guidelines. Service animals are allowed indoors.

Yes, there is a complimentary breakfast on Saturday and Sunday mornings for guests of The Boarding House.
If you're staying at one of our other properties, please note that breakfast is for guests of The Boarding House (including The Upper House and The Lower House) only. You're welcome to join us for brunch at The Tasting Room!
Alternatively, we enjoy The Kitchen Table Cafe on Lower Main Street, which opens at 9 am daily.
